If you are concerned because your home just isn’t selling, then now is the time for you to try and do something about this. If you don’t then your home’s value may plummet even more, and this is the last thing that you need. If you want to find out more then take a look below.
Your Price is Way too High
When it comes to your home not selling, the price may be the main, underlying cause. Pricing a house can be very difficult. If you price too high, then you may be shutting yourself off from potential buyers. If you price too low on the other hand, then this could indicate that there is something wrong with your property. One way for you to avoid this would be for you to try and use market data to undermine the fair value. A real estate agent should be able to tell you everything you need to know about your home’s value and they should also be able to work with you to make sure that you are happy with the end result as well.
Your Home Doesn’t Really Fit the Mold
Some properties have certain features that make it hard to find the perfect buyer. If you have a unique property, then this could mean that it has undesirable features. That being said, when you do find the perfect buyer, it might be that they can’t wait to put an offer in and that your home sells in a very short space of time. Patience is key here. If your home is somewhat unusual then you might have to wait a bit longer before you get the right buyer. On top of this, you might need to market your property a little differently as well.
You’re Not Staging your Home Well
This may sound strange because your buyer won’t be shopping for furniture, but you do need to stage your home. Homes that are staged can sell 87% faster when compared to homes that are not, so it’s important that you keep this in mind. If you don’t stage your home properly however, then you may find that you end up not being able to get the best result out of your property and that you end up compromising the value. The fix here would be for you to try and clean up anything that is damaged and for you to also invest in some nice flower arrangements. Another option would be for you to try and clean up your yard and for you to also hire a staging manager.
Curb Appeal
The last thing that you want is for people to walk into your home and think that it’s a fixer-upper when it isn’t. Now’s the time for you to replace the double hung window and for you to also try and repair any flaking paint as well. If you don’t then you may find that you end up with way more issues in terms of price negotiation and that you also are not able to really appeal to every type of potential buyer.
