If you are lucky enough to own a house that you can use as a vacation rental, then you need to make sure that it is booked out all year round. Here are some tips to make sure that you have your house filled every day of the year.
Keep it clean
One of the biggest issues that people have with the places that they visit is the hygiene standard. And this doesn’t just apply to hotels and guest houses. Restaurants that have fallen afoul to poor hygiene can be shut down. If you think that your cleaning skills are not up to the high standards of your customers, then you should get a professional company such as MLGC’s vacation rental cleaning services to help you keep on top of everything.
Added extras
If the place is clean, you are winning half the battle. But ask yourself, what sets hotels apart from other vacation places? It is the added extras. Having fresh towels and tiny bottles in the bathroom can help your guest house to be that little bit special. There is a problem that people might steal those little things, and this can cost you a lot of extra money if they are taking towels, so make sure you have a clause in your contract that says you will charge a fee if you discover that the towels or other items are stolen.
Build a relationship
One of the reasons that people will want to keep using your place is if they get to know you. We are not saying that you should visit every day and become best buddies. However, it is a good idea to introduce yourself and let them know who they are renting from. Having a point of contact can help them remember the place that they stayed and they may be more likely to reach out for a last-minute rental if they need to get away from it all.
Tourist hotspots
If a tourist comes to stay, there is a chance that they will want to do some tourist stuff. Have some local information at the ready for them to check out and add some personal recommendations for them too. If you want to go the extra mile, you could work out a deal with local restaurants and have them give a discount to the people staying in your rental. Being able to offer these types of deals will help you keep people coming back again and again.
Welcome baskets
Every time a guest comes to stay, you could have a welcome basket ready for them. This can include a lot of the stuff we have mentioned and some more! Local treats such as handmade fudge and local whiskey could make a great welcome to the area gift. Be creative and add plenty of local items to get people interested. This is also a great way to help promote local businesses, especially if they have online shops that your visitors can order from at a later date.
